When can I turn it on?

For a data center customer, that question matters more than almost anything else. Megawatts matter. Square footage matters. Efficiency matters. But none of it matters if the facility cannot energize when promised.

Every decision we make — from site selection and utility interconnection to equipment procurement and commissioning — is made in service of one outcome.

The hard work happens before the servers arrive.

LAND

Start where infrastructure converges.

We identify land based on what surrounds it and what lies beneath it: transmission, substations, fiber routes, water, soil conditions, environmental constraints, and community readiness. We underwrite those factors before committing capital.

POWER

Secure what cannot be manufactured overnight.

Power is often the longest path to delivery. We work through utility interconnection, system studies, transmission requirements, and long-lead equipment planning years ahead of occupancy. Capacity is not meaningful without a credible path to energization.

FIBER

Connectivity must be real, not theoretical.

We validate carrier availability, route diversity, construction requirements, and the cost of bringing resilient connectivity to the site. Redundancy begins outside the building.

ENTITLEMENT

Earn the right to build.

Rezoning, land-use approvals, environmental review, site planning, and community engagement can determine whether a project advances. We approach entitlement as a core development discipline, not an administrative step.

CAPITAL

Take risk before certainty exists.

Much of the most important work happens before a tenant commits. We invest in land, engineering, utility studies, permitting, and preconstruction so customers can step into a project where the slowest work is already underway — or already complete.

DESIGN + CONSTRUCTION

Engineer the building around the load.

The facility is designed around power density, redundancy, cooling strategy, maintainability, and customer requirements. We coordinate the building, electrical infrastructure, and mechanical systems as a single operational environment.

DELIVERY

Prove it before it matters.

Before customer equipment arrives, the facility is commissioned under simulated operating conditions to verify that critical systems perform as designed. Depending on the project, delivery can take the form of a powered shell, a fully built facility, or another tailored structure.

Scale without sacrificing certainty.

The largest projects attract attention. We are more interested in projects that can actually be delivered.

Midsize campuses can often align more effectively with existing transmission capacity, local entitlement processes, and practical financing structures. We pursue sites where capacity, permitting, capital, and customer demand can align within a credible development schedule.

1882

A year when commercial electric infrastructure took a decisive step forward.

JANUARY 1882

London

Edison's central station at Holborn Viaduct began operation on January 12, supplying incandescent lighting in central London and demonstrating the commercial use of a central generating station for public electric service.

SEPTEMBER 1882

New York

Pearl Street began service in lower Manhattan on September 4. It became Edison's first commercial power plant in the United States, supplying a growing network of customers from a centralized generating station.

SEPTEMBER 1882

Appleton

The Vulcan Street project entered service on September 30 as an early Edison hydroelectric central station serving private and commercial customers, beyond the world's largest cities.
